Who we are

Vinay Kapoor is a seasoned real estate professional with a strong design and architectural background, and over 30 years of international experience across North America, Europe, and Asia. He has worked on all aspects of real estate—from planning and design to execution, financing, and asset management.

As the Founder and CEO of Westcourt Real Estate, Vinay has led high-value projects including CityView Bangalore, a mixed-use development anchored by a Four Seasons Hotel, and multiple institutional investments in India in partnership with Goldman Sachs (Whitehall Funds). He currently advises Cale Street Partners on strategic development initiatives in the US and Europe.

Earlier, he held senior roles at Olympia & York, Reichmann International, and IPC REIT (Canada), contributing to landmark developments such as Canary Wharf (London), World Financial Center (New York), and Torre Mayor (Mexico City).

Vinay holds a Master of Architecture from the University of Toronto and a Master in Urban Design from Harvard University.

Vivek Soin brings over 25 years of experience in real estate investment, development, and asset management. As a founding director of Westcourt, he has led the structuring and execution of over USD 300 million in equity transactions across commercial, hospitality, and mixed-use projects. His work includes high-profile developments such as a Four Seasons-anchored mixed-use project in Bangalore, a major platform in Abu Dhabi, and multiple transactions in Delhi NCR.

Vivek has overseen end-to-end development management, capital raising, and fiduciary governance on behalf of institutional partners including Goldman Sachs (Whitehall Funds) and XE Capital. He is currently leading Westcourt’s expansion into the senior living and assisted living space.

He holds a PGDBM from MDI Gurgaon, a Mechanical Engineering degree from Jamia Millia Islamia, and is a member of the Royal Institution of Chartered Surveyors (RICS), UK.

Robert Maguire is a highly experienced development strategist and urban regeneration specialist with over three decades of work across the UK, North America, and the Caribbean. He has held senior leadership roles on some of the UK’s most iconic regeneration projects, including Canary Wharf, Greenwich Peninsula, Liverpool Waterfront, and Wood Wharf, a £4 billion mixed-use expansion of Canary Wharf.

As a senior consultant with Westcourt Real Estate, Robert provides strategic guidance on complex urban projects and currently advises Cale Street Partners on key development initiatives across Europe and North America.

His previous engagements span public and private sectors, including English Partnerships, Olympia & York, and the City of Toronto. Robert holds an MSc in Planning from the University of Toronto and is a former President of the London Chapter of the Land Economics Society (LAI).

Neil Kapoor is a founding member and Principal at Westcourt Real Estate, with over a decade of experience in real estate investment, partner oversight, and business development across India and Canada. He played a key role in launching Westcourt’s India operations and has led over INR 2,000 crore (USD 300 million+) in transactions, including landmark projects such as CityView and WestOne.

Neil focuses on strategic partnerships, new market opportunities, and financial structuring to maximize project returns. His expertise spans deal sourcing, capital deployment, and structuring value-accretive development platforms.

Haim Hershkovitz is a veteran construction and development executive with over 40 years of experience overseeing high-profile real estate projects in New York. His expertise spans all phases of complex developments, from pre-construction and design coordination to large-scale execution, restoration, and tenant delivery.

Haim has led construction on landmark assets including the Madison Square Garden transformation, the USD $1.5 billion Plaza Hotel redevelopment, and major office towers such as 3 Hudson Boulevard and 1745 Broadway. His work has consistently involved coordination with public agencies, intricate phasing, and management of large consultant and contractor teams.

As a senior consultant with Westcourt Real Estate, Haim brings deep technical and delivery expertise to the firm’s development advisory platform. He currently serves as an advisor to Cale Street Partners, supporting the delivery of urban commercial and mixed-use projects in the US.

He holds a BSc in Civil Engineering from the Technion – Israel Institute of Technology.

Rakesh Sharma is a seasoned finance professional with over 30 years of experience managing financial operations, regulatory compliance, and corporate administration across real estate and hospitality sectors. At Westcourt India, he oversees financial reporting, audit, budgeting, and statutory compliance.

Prior to joining Westcourt, Rakesh served as Chief Financial Officer at TCG Developments (The Chatterjee Group), where he managed finance for large-scale real estate projects, SEZs, and hospitality ventures across multiple cities. His background also includes leadership roles at Cray Research, R.K. Swamy Advertising, and ECE Ltd.

He holds a Bachelor’s degree in Commerce and an MBA.

Shirley Fujikawa is an accomplished architect and urban designer with over 30 years of international experience across master planning, architecture, and large-scale mixed-use development. She serves as a design advisor to Westcourt, contributing strategic design insight across projects in India and globally.

As Principal at Studio u+a, Shirley has led major assignments including Canary Wharf Phase 2 (London), Santa Fe and Alameda (Mexico City), Asian Gateway (Calcutta), and Kirloskar Business Park (Bangalore). Her work spans high-quality commercial, residential, and hospitality projects such as Infotech City (Jaipur), Vatika City (Gurgaon), and The Manor Hotel (New Delhi).

She holds a Bachelor of Arts from the University of California, Berkeley, and a Master of Architecture from Harvard University.

Joseph De Pace is a seasoned architect and urban designer with over 30 years of experience delivering high-profile civic, institutional, and commercial projects. As Principal at Studio u+a and a design advisor to Westcourt, he brings a deep commitment to design excellence and contextual sensitivity across diverse geographies.

His portfolio includes prominent works such as the African Burial Ground Memorial (New York City), Martin Luther King Memorial (San Francisco), and the Swedish Consulate (New York City). His experience spans institutional, residential, and commercial spaces—including landmark projects for Citibank at 55 Wall Street and Weil Gotshal & Manges Law Offices.

Joseph holds a Bachelor of Architecture from City College, New York, a Master of Urban Design from Harvard University, and is a Fellow of the American Academy in Rome.

David Dean is a highly experienced hospitality and resort development professional with over four decades of global expertise. He has held senior leadership positions with renowned brands including Four Seasons, Westin, and Forte Hotels, and has advised marquee hotel and resort projects across Europe, the Middle East, India, and North America.

As an advisor to Westcourt Real Estate, David offers strategic guidance on hospitality development, branding, and operational planning. He was the co-developer of The Manor, New Delhi—recognized by Condé Nast Traveller as one of the world’s top hotels—and has led key initiatives for Westin Hotels in India. He is also the founder of Daedalus, a strategic hospitality advisory firm, and formerly served on the Advisory Board of WATG.
